Residential Highrise Project

Name & Location : “Waterfront” - High Rise Residential Complex at Pune, State of Maharashtra

Cost of Project : (INR) 720,000,000/-(Seventy Two Crore)

Built-up area: SFT – 5,72,500 (Five Lakh Seventy Two Thousand Five Hundred Sq. Ft.)

Description of  Project :

The design is conceived over 5 acres of gently sloping land on 80' wide road running parallel to Mutha river in Kalyaninagar, a posh residential locality of Pune. The site offers an excellent view of the river as well as the advantage of cool westerly breeze.

Client's brief was simple consisting of various sizes of condominiums for high end consumers with all supporting recreational and community facilities. Emphasis was also to provide adequate parking facility with large open landscaped area. To provide 100% power back-up. The sizes of the apartment unit to be designed are:

  1. 3BHK + Maid's Room (2300 SFT.)

  2. 4BHK + Maid's Room (2800 SFT.)

  3. 4BHK + Maid's Room (4000 SFT.) and

  4. pent house at top floors of  varying sizes.

 

The final design consists of uniquely designed 7 towers each 36 m in height of 12 floors accommodating 22 nos. apartments. The choice of designing only two apartments per floor allows ample possibilities of natural light and ventilation. All buildings are located in such a manner that it offers a view of the central landscape garden designed over basement car parking. All tower are elevated from ground to provide parking at stilt level. A gym and wellness center is part of community facility for the benefit of the inhabitants.

Materials of Construction Details :

Structure : R.C.C frame with internal and external brick wall plastered, with water resisting plaster rendering.

Internal doors : Teakwood frames with solid core flush shutters painted.

Windows curtain glazing : High grade PVC glazed windows and spider fitted curtain glazing.

Flooring :

1) Internal : Vitrified tiles, marbles & granite.  

2) external paving : Paver blocks mixed with rough & mirror polished granite strips. 

3) Water Bodies : Black granite. 

4) Pathways : Red mandana polished stones with pre-cast R.C.C. Curb.  

5) Building entrance Steps and Lobbies : Granite of matching shades.

Entrance Gate and Gym-wellness center : R.C.C wall in exposed form finish.

Plumbing : C.I pipes, high grade PVC pipes slung below slabs for easy access.

Electrical : 100% power back-up with D.G. Sets.

Special Features :

 100% power back-up including lifts and air conditioning electrical load.

  1. Only 2 apartments per floor with 2 or 3 lift for each tower

  2. Fully equipped gym & wellness center with swimming pool, kid's pool, aquarabic facility, steam, sauna, massage rooms, etc.

  3. All towers are arranged and linked up in such a way so as to provide maximum family privacy from adjoining building towers as well as provide natural lights and cross ventilation.

  4. Living halls and master bedrooms extend to sit-out and deck which overlooks the main central landscaped garden.

  5. Gas banks are provided to supply gas to all kitchen, also provision of garbage chute in all dwellings.

  6. All services are designed nearly to perfection and easy maintenance.

  7. Main entrance. Gate and porch to every building designed on contemporary lines, providing not only sheltered entry to inhabitants but also acts as an element of sculpture, adding to the beauty of the building.
